When Gregory the Grey's great-uncle dies and leaves him Bramblewick Castle—complete with a sentient house, mafiosa gargoyles, a dying dragon named Dave, and enough unpaid HOA fees to risk having the estate seized in a fortnight. His only hope may be a wishing wand, provided he can follow its one maddening rule: Wish From Your Heart, Not Your Head.

Gregory the Grey is a wizard in every sense of the word – except the magic part
He can identify enchantments, authenticate cursed objects, and tell you precisely how dangerous a magical artifact is. He just can't cast a spell himself.
Then his great-uncle Kevin the Divine dies and leaves Gregory an inheritance no sensible man would want: Bramblewick Castle, several centuries of magical clutter, a sentient house, gossiping gargoyles, a dying dragon named Dave—and enough unpaid homeowners association fees to lose the whole lot in a fortnight.
There is, however, one possible solution.
Kevin also left him a wishing wand that comes with instructions:

Gregory has never been particularly good at knowing the difference.
As the deadline closes in, Gregory discovers that the castle is hiding more than unpaid bills. Dave is guarding an egg. A charming bank man with a false name wants the child for himself. And the inheritance Gregory was desperate to sell is becoming home to a collection of creatures—and people—he is increasingly unwilling to abandon.
Saving Bramblewick will require Gregory to do something far more difficult than magic.
He'll have to figure out what he truly wants.
Some inheritances come with strings attached. This one comes with a dragon.
Preferably before the HOA takes the castle.
Charles Sayers is a mostly unknown writer from Atlanta, Georgia, though he’s working on the “unknown” part.
He spent most of his career as a brand copywriter for digital advertising agencies, where he learned to tell stories in as few words as possible, usually while someone stood nearby asking if the logo could be bigger.
His short stories have earned an Honorable Mention in L. Ron Hubbard’s Writers of the Future Contest, reached the Elite Eight in Writing Battle, and placed ninth in Writer’s Playground.
Charles lives in Atlanta with his wife, Julie, and Baxter, a demanding Goldendoodle who has contributed nothing to the writing process but remains deeply invested in its snack breaks.
